Why We Love Ductless Mini Splits (And Why They're Perfect for the Keys)

We install a lot of AC systems. Central air, commercial units, full replacements, emergency repairs — we've done it all across the Upper Keys for the last 14 years. But if you asked anyone on our team which type of system we get most excited about, the answer would be ductless mini splits.

That might sound like a strange thing to say about a piece of HVAC equipment, but once you understand what makes mini splits different — and why they're so well-suited to the way homes are built down here — it starts to make sense.

What a Ductless Mini Split Actually Is

If you're not familiar with the term, here's the short version: a ductless mini split is an air conditioning system with two main parts — a small outdoor compressor unit and one or more indoor air-handling units mounted on the wall, ceiling, or floor. The two are connected by a thin refrigerant line that runs through a small hole in the wall. That's it. No ductwork. No dropped ceilings. No tearing into walls to run supply and return air throughout the house.

A single outdoor unit can power multiple indoor units in different rooms, each with its own thermostat. That's what "zone control" means in practice — you cool the rooms you're using and leave the rest alone.

Why They're a Natural Fit for Keys Homes

Most HVAC articles about mini splits talk about them as an alternative for "homes without ductwork." And that's true — but it undersells the story. In the Florida Keys, mini splits aren't just a workaround. They're often the best option, period. Here's why.

Older concrete block and stilt homes. A huge number of homes in Key Largo, Tavernier, and Islamorada were built decades ago without ductwork. Retrofitting traditional ducts into a concrete block house or a stilt home means significant construction — dropped ceilings, soffits, lost closet space, and a lot of disruption. A mini split goes in with a three-inch hole in the wall and a mounting bracket. The installation is usually done in a day.

Additions and converted spaces. Added a Florida room? Converted the garage into a guest suite? Built an art studio or home office? Extending your existing ductwork to serve a new space is expensive, invasive, and often impractical. A single-zone mini split handles it cleanly without touching the rest of your system.

Guest houses and in-law suites. A separate structure on the same property doesn't need a full central air system. A mini split gives it independent climate control at a fraction of the cost and complexity.

Vacation rentals. Property managers love mini splits because each zone has its own thermostat. Guests can't accidentally overcool the entire property by cranking one thermostat to 60. And because each zone operates independently, a problem in one room doesn't shut down the whole system.

Rooms that are always too hot or too cold. If you have one room in the house that your central system just can't seem to keep comfortable — a south-facing bedroom, a room over a garage, a sunroom with too much glass — a mini split solves it without replacing or modifying your existing AC.

The Performance Advantages That Actually Matter Here

Beyond the installation flexibility, mini splits bring real performance advantages that are especially meaningful in our climate.

Humidity control that works. This is a big one. In the Keys, humidity is the comfort problem as much as heat. Mini splits with inverter-driven compressors run at variable speeds, which means they cycle more consistently and pull more moisture out of the air than a traditional system that's constantly turning on and off. The result is a room that feels comfortable at a higher thermostat setting — which means lower energy bills.

Whisper-quiet operation. Indoor mini split units run at noise levels comparable to a quiet conversation or a library. If you've ever been kept awake by a rattling window unit or a ducted system that sounds like it's breathing through a paper bag, you'll notice the difference immediately.

Energy efficiency. Ductwork loses energy. It's estimated that 20–30% of the air moving through a ducted system is lost to leaks, gaps, and poor connections — especially in older homes where the ductwork hasn't been inspected or sealed in years. A ductless system delivers conditioned air directly to the room with no energy lost in transit.

Zone control saves money. Why cool four bedrooms when you're only using one? With a multi-zone mini split system, you set each room independently. Unoccupied rooms stay off. Occupied rooms stay comfortable. Over a year of running your AC essentially 365 days in the Keys, that efficiency adds up.

Built to Handle Salt Air

Anyone who's lived on the islands knows what salt air does to metal. Condenser coils corrode, aluminum fins pit and crumble, and systems that should last 15 years start breaking down in 8.   • You want zone control to cool individual rooms independently.
  • You're replacing window units or portable ACs and want a permanent, efficient upgrade.
  • You have one room in the house that your central system can't seem to handle.
